I love this Paul, and your description ( especially the photos) certainly makes the price a real stand out. A first timer or investor should be jumping on this. It sounds like it would pencil out as a great investment.

Great work Paul!  Wow, the first photo would appeal to a very slim number of people viewing it online.  The transformation would appeal to the majority of buyers looking online.  Great work.  Paint is absolutely the least expensive improvement anyone can make.

William, it is great point of entry pricing for this community.  It actually does pencil as an investment.  It is ideally suited to the investor, first time buyer, seasonal buyer or move down buyer. 

Marlene, you nailed it.  The blue was actually very calming and gave a nice feeling upon entry, but we most likely were losing showings to those online viewers who just wouldn't look any further than the blue walls.  The vibe doesn't always translate in photos.  Of course, there is also the problem of prospective buyers trying to match their furnishings to such a bold color.  Definitely not a problem with the new paint scheme.  We went with an old standby that my partner and I love.  The home really pops now.

Paul, I have seen some interior paint with the blue and green walls and unless you are into the tropical motif it is a bit out of the ordinary. Making the changes and the price reduction should help out with this one. Good luck.

Gary, I agree.  We really should have pushed to have it painted prior to going on the market, but it was just so cute with the owner's decor that we expected someone to fall in love or at least look past the easy remedy.  One thing we've learned about this market is that buyers want something priced like it needs work, but don't want to have to do any work.  I think we succeeded handily towards that usurious demand.  This WILL sell in an AZ minute (like a NY minute only without the crummy winter weather ;).

Or more specifically, what a difference a little less color makes, Tara ;)  A week after making the change and we have a second showing lined up for the weekend.  It's all about adapting.  When the market speaks, some folks listen, some folks don't.  We are fortunate to have a client that listens attentively.
