The Scottsdale Real Estate Files: Buying a Vacation Home in McCormick Ranch, Scottsdale AZ

Buying a Vacation Home in McCormick Ranch, Scottsdale AZ

Old Town Scottsdale, AZ

Welcome to sunny Scottsdale, Arizona.

Yes, you there.

In the t-shirt, shorts and sandals.  Applying 50 SPF sunscreen in the middle of November.

You're not from around here, are you?

Didn't think so.

See, I'm a native of Scottsdale.  Want to know how you can tell?

I'm wearing three layers of clothing and a ski cap.  It's 68 degrees today, and I'm freezing.

You have obviously come down with your northern brethren to escape the ice and snow.

You could not have picked a more ideal place to visit than McCormick Ranch.

Hyatt Regency in Scottsdale, Arizona

Are you staying at one of our wonderful resorts?  The Hyatt Regency, perhaps?

Perhaps a little golf is on the agenda?  Fortunately, McCormick Ranch offers two gorgeous 18-hole courses.

How about a stroll or bike ride along the miles of greenbelts that this amazing planned community offers?

You've heard about the superb dining in the area?  Well, you heard right.  From Buster's On the Lake to The Charthouse and The Village Tavern, there are nearly limitless choices.

McCormick-Stillman Railroad Park

Did you bring the family with you?  You did?  Well, the little ones are in luck.  They will love Mountain View Park, Rotary Park, and of course, the McCormick-Stillman Railroad Park.  Haven't heard of the Railroad Park?  It boasts a fully operational 5/8ths-scale railroad engine, carousel, playgrounds, model train center, railroad museum, open green areas, live mini steamers, and more.  You absolutely must check it out!

The Shops at Gainey Village, Scottsdale, AZ

Do you like shopping?  On second thought, never mind.  Your wife would love me, but you would hate me if I mentioned the nearby shops at Gainey Village.  There are so many terrific boutique stores that your credit cards will take an absolute pounding if you aren't careful.  Trust me on this.

I'm sure you are looking forward to hiking Camelback Mountain, which is 5 minutes away in Paradise Valley.  That is, if you are into 360 degree panoramic views of the entire Phoenix metroplex ...

Feel like launching a boat or dropping a fishing line in one of the several lakes?  Well, you have to either be a property owner or a guest to take advantage of this amenity ... which leads me to a great idea.

Have you ever considered a second home in Scottsdale?

I know this is very forward of me to ask, but there are some amazing opportunities right now in McCormick Ranch.  I happen to be an agent with Realty Executives who grew up and specializes in McCormick Ranch Real Estate.  With the current buyer's market, there are more properties currently for sale than typical, and prices have actually declined slightly in the last 6 months.  As you know, interest rates are still staggeringly low, making conditions ideal for buying the second home that you previously thought was out of reach.

I couldn't help but notice your accent.  You don't happen to be visiting from Canada?  Alberta, maybe?  Wow, lucky guess!  Well, in that case, the news is even better.  The Canadian dollar has never been stronger against the US dollar than it is right now.  Many of us never thought we would see the day, but your money actually goes further south of the border.

So in a nutshell, we have a perfect storm on our hands.  Ample inventory, sagging prices, low interest rates, a comparatively weak US dollar, and one of the most desirable winter destinations in the United States.

McCormick Ranch offers housing for almost any budget.  From modest condos to extravagant multi-million dollar lakeside estates, I'm sure the right vacation home is out there for you.

I know this is a lot to think about.  I'm not asking you to hop in my car this very instant to go look at houses.

Hey Paul-My Dad has been talking about getting a vacation home in Arizona.  Scottsdale?  I'm not sure yet.  But when he makes that move, you're the guy I'm calling.  This looks great.

Nice golf course! I'll be there on my next trip down, so be ready my friend!!!

Thank you, Julie!  It's an amazing place.  I work all over the greater Phoenix area, so I would be thrilled to help your dad if he ever decides to take the plunge.  Thank you for commenting, and thank you even more for the thoughtful overture.

It is indeed a gorgeous course, Jennifer (two, actually).  We have a lot of desert courses here in Scottsdale, so the abundant greenery of this course (and the community at large) is quite special.  I'll be ready for that visit.  Just give me plenty of advance warning so I can prepare!

Love the golf course.  Here in Florida we have beautiful courses with all the water and tropical foliage, but the mountains add that extra touch to the Arizona courses.

Absolutely one of my favorite spots. If you have not been to the area, you are missing out!

"Three layers and a ski cap", hmmm.

My grandmother lived in Phoenix and I enjoyed visiting her there.   She would take me to different places, Scottsdale being one.  The pictures you used are really beautiful - I remember her pointing out Camelback Mountain on my first trip.

It is a slightly different flavor, Carolyn.  I love the foliage in Florida, too.  It's no wonder that you receive big flocks of snowbirds as well.  Thanks for commenting.

Elaine, you're hired!  You start your new marketing gig on Monday!  Thank you for lending your voice to my cause.

Paul, great localism piece and your pictures are breathtaking! What a gorgeous area you live in. I'm not too sure about the ski cap and 3 layers of clothing at 68 degrees!! You're too funny!

Kathy, you might remember the "praying monk" on Camelback Mountain, then.  Scroll back up and look at the picture.  See the little rock formation that juts out on the camel's "head" (all the way to the right)?  That is the praying monk.  As for the 3 layers and ski cap, what can I say?  I'm a desert rat.  I don't do cold.  Shoot, I don't even do chilly.

If you think that's bad, Linda, you should have seen me bundled up in my days as a student at TCU.  I remember being so cold at a November football game as a freshman that I bought about $500 worth of sweatshirts, pants and other winter apparel at the student bookstore at halftime.  Scottsdale living will give you thin blood!

I used to work with a girl from St. Thomas, VI and she would do just like you! It was 65 one day and she came to work with a hat, scarf around her neck and gloves! She was shivering. I thought it was funny, but she told me that when you're used to temperatures that don't get below 80 then 65 was freezing! $500 for sweaters at the bookstore...what did you get..One sweater! LOL..that place is pretty expensive!

Could have been more, Linda.  I charged it to my folks!  Ah ... youth.

Yeah, I know! It's totally different when it comes out of your pocket isn't it! Have a great week!

That it is, Linda.  You have yourself a great week as well.

Paul - This is a very nicely done post for consumers.  Keep up the good work!  You are even making me consider a second home there.

I've got just the place for you, Jason.  You'll take it sight unseen, I assume?
Posted by Paul Slaybaugh, Scottsdale AZ Real Estate (Realty Executives) over 4 years ago
I have yet to purchase a home "sight seen" so of course I will take it, as long as it is also vastly overpriced.
Posted by Jason Crouch, Broker - Austin Texas Real Estate (512-796-7653) (Austin Texas Homes, LLC) over 4 years ago

Exorbitantly so, Jason.  Right up your alley.  Don't ask about the roof either.

Please email the paperwork.  I will let you fill in whatever price you think is fair.

Done.

Paul - This peice makes me want to live in AZ. That is pretty good considering I am a die hard New Englander who loves the change of seasons. I love the pictures and you have a way about presenting yourself that is not salesmanly (if you know what I mean) but real.
Posted by Judy Tuscano, NH Real Estate Professional (Prudential Verani Realty) over 4 years ago
PAUL:  You make an excellent case for having someone buy a home in your area.  Of course, I'd find someone like you to be a little shady if I caught you wearing a ski cap in 68 degree weather.  Call it the New Yorker in me, but I'd think that you were on your way to rob a bank, and not sell real estate.
Posted by Adam Waldman - Long Island REALTOR® (Westcott Group Real Estate Company) over 4 years ago
Tell you what, Judy.  I'll sell you that winter place here in Scottsdale, and you can sell me a summer place in New England!  Thank you for the nice review.
Posted by Paul Slaybaugh, Scottsdale AZ Real Estate (Realty Executives) over 4 years ago

Go ahead, mock my ski cap, Adam.  I'm not ashamed.  At these prices, your fellow New Yorkers will think they are committing a robbery!  Ha!

Paul, What a beautiful place to live or have a second home.  I would like to see the Railroad Park!

I can help you with that, Roberta.  Check out this post I did about the Railroad Park a while back.  Lots of pictures.  It is one of the coolest parks you will ever see!

Paul - Terrific post and wonderful pictures. I love the conversational tone throughout. Love Old Town Scottsdale.

Thank you, Tom.  I've been bitten by the localism bug lately.  Old Town Scottsdale is great.  I was there yesterday for lunch, in fact.  If you haven't been here in a while, you wouldn't believe the facelift the area is getting with a lot of redevelopment.  Thanks for checking this piece out, my friend.

What a lovely post.  I might have to make a trip over the holidays.  I will also be wearing the muffler and gloves in 68 degree weather.  I still have my Arizona blood!!
Posted by Ginger Wilcox (Trulia) over 4 years ago
You'll have to give me a buzz if you make it over for the holidays, Ginger.  It would be a hoot to grab a cup of coffee with you.  Thanks for dropping in on my blog.

Paul- I want to steal this line:

So in a nutshell, we have a perfect storm on our hands.  Ample inventory, sagging prices, low interest rates, a comparatively weak US dollar, and one of the most desirable winter destinations in the United States.

That is a great line for Canadians. We have Canadians and Europeans move here too. Great post on your area and some of the highlights for those wondering if Scottsdale is the place for them. Katerina

Paul, Wow, the Railroad Park is great!  Thanks for providing the link to your blog on it.

Isn't it amazing, Roberta?  I was just there this past weekend with my sons.  We try to go every week or two.  In fact, every time we drive by on our morning Starbucks run with the kids, my toddler goes crazy.  All he'll say for the next 20 minutes is "Choo choo!  Choo choo!"  It's about the neatest place for kids that I have ever seen.

Thanks for reading my post, Roberta.  I really appreciate it.
