Hey Paul,

  I cannot believe that you can buy a home for that type of a price right near the golf course that is not bank owned or a short sale.  It's nice to see some sellers pricing their homes to sell.

Easiest listing presentation ever, Khash.  I started going through the comps with the owner, he stopped me in my tracks.  I was stupified to learn that he had read all about my partner and I online (answering my question of how he found us), and knew that we were the community experts.  He simply asked where to price to actually sell it, not just linger on the market. 

We said, "329."

He said, "where do I sign?" 

Real Estate 2.0 ... gotta love it!

Hi Paul that sounds like a really deal for some lucky new homeowner. Get that "bad boy" under contract. With the markets heating up maybe it will go into overbid and the "sold "price will be way higher.
